JZA+D oversaw exterior and interior renovations to improve environmental conditions, update the building’s systems, and modernize the ten residential units.
To mitigate moisture issues in the building, a multifaceted approach was developed. The site was partially regraded to direct rainfall away from the building. A new roof, copper flashings, and gutters and downspouts were installed. The brick floor of the common crawlspace beneath the units was sealed and a moisture barrier and a new ventilation system were installed. Other exterior work included repointing of existing brick door-surrounds, window sills, and trim courses.
On the interior, building wide system improvements included new electrical panels, feeders, and wiring, a new HVAC system, and plumbing upgrades. Air conditioning was installed in the residential units to address for temperature control, and also to help keep moisture from penetrating the exterior wall system.
The individual layouts of the units were reconfigured to meet the needs of contemporary lifestyles. In the 6 three-bedroom units, new bathrooms in the main bedrooms were designed. New appliances, fixtures, and lighting were installed while the existing wood floors were refinished.
